The Hindsight is Going to Hurt.

Disclaimer: I will be wrong, but the predictions below will be a good barometer for following the market momentum.

-Since the U.S. has a ton of debt, I do not believe interest rates will tamp demand to the point where the Month's Supply of Inventory gets closer to a buyer's market in the Lehigh Valley. As of December 2021, the MSI is .6. I believe the rate will go to 1.3. A MSI of 1.3 would mean it would take a little over 5 weeks to sell all of the houses currently listed without new listings.

-Macro projection, Migration Patterns are here to stay. I do not believe Cities will become barren, but enough workers will work remotely that the suburbs and smaller towns will have their share of newly arriving, permanent residents.

-That electric use for industrial and warehousing will go up throughout the year per PPL's report. This is the prediction I have the least confidence in, but I wanted to point out the electric Demand.

-2021 saw average price growth of 13% in the Lehigh Valley, I'm guessing 2022 will bring 5%.

-The Federal Reserve of Philadelphia publishes a Consumer Price Index forecast, and per Jim Cramer and Larry Williams (a chartist frequently cited on his show), the index is indicating inflation should slow. 2 dollar dog night at the Iron Pigs is not appealing, hopefully the price stays at 1$ for happy hour. -That you will keep seeing high wages offered on Billboards on RT 22.

- That Rent price increases will increase faster than median sales price values. Zillow has a cool affordability calculator here.

-At some point, a national media outlet will realize that Peeps and Stuffed Puffs come from the same place, and the Lehigh Valley will become the king of the Marshmallow.

-Pete Buttigieg will come to the Lehigh Valley to tout infrastructure projects.
